Our services

We provide mortgage advice and protection insurance advice to individuals. Our services include:

• Residential mortgage advice and arrangement (purchases and remortgages)
• Buy-to-let mortgage advice and arrangement
• First-time buyer mortgage advice
• Life insurance advice and arrangement
• Critical illness cover advice and arrangement
• Income protection insurance advice and arrangement
• Buildings and contents insurance referral

We search the mortgage market on your behalf, considering products from across our lender panel to identify the most suitable option for your circumstances.

Our charges

A mortgage advice fee of up to £495 may be charged for our mortgage advice and arrangement service. This fee is payable on completion of your mortgage and is not charged if the mortgage does not complete.

We will also receive commission from the lender upon completion of your mortgage. This commission does not increase the cost of your mortgage and will be disclosed to you in your personalised Key Facts Illustration (KFI) and Mortgage Illustration.

For protection insurance, we are remunerated by commission paid by the insurance provider. There is no additional charge to you for protection advice.

All fees and remuneration will be disclosed to you in writing before you are committed to proceeding.

How we work

When you engage our services, we will:

• Conduct a full fact-find to understand your circumstances, needs, and objectives
• Search the mortgage market to identify suitable products for your situation
• Present our recommendation in writing, with a clear explanation of why we have recommended it
• Support you through the application process from submission to completion
• Keep you updated at each stage of the process

Your responsibilities

To enable us to provide you with the best possible advice, you agree to:

• Provide accurate and complete information when requested
• Inform us promptly of any changes to your circumstances during the advice process
• Review any documents we send you and raise any queries promptly
• Inform us if you decide not to proceed at any stage

We rely on the information you provide us with to make our recommendation. Providing inaccurate or misleading information may affect the suitability of our recommendation and could constitute mortgage fraud.

Conflicts of interest

As an appointed representative of PRIMIS Mortgage Network, we may receive higher levels of commission from certain lenders. In all cases, our primary obligation is to recommend the most suitable product for your circumstances. We maintain a conflicts of interest policy and will disclose any relevant conflicts before providing advice.

Data protection

We process your personal data in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018. Details of how we collect, use, and protect your personal data are set out in our Privacy Policy.

Complaints

We are committed to providing you with an excellent service. If you are dissatisfied with any aspect of our service, please contact us in the first instance using the details below. Our full complaints procedure is set out on our Complaints page.

If we are unable to resolve your complaint to your satisfaction, you have the right to refer it to the Financial Ombudsman Service free of charge. Details are available at www.financial-ombudsman.org.uk.

Governing law

These terms of business are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
